Home Information Packs
From the 14th December 2007, if you wish to sell a property which has not already been on the market there is a requirement to provide a Home Information Pack (HIP) which includes an Energy Performance Certificate (EPC).
The new regulations state that we are allowed to market a property as soon as the HIP pack is commissioned. This enables us to market your property on the day we receive your instructions to do so.
We have carefully selected two very robust solutions for obtaining a HIP. We believe both represent value for money and efficiently deliver a completed pack without adding any more stress to your move.
Solution 1
Working with Dyer and Crowe Licensed Conveyancers (who are located in the office suite above us) we are able to provide a HIP on a No Sale No Fee basis!
The fee for the pack is only due from you on completion, from the proceeds of sale. This is on condition that Dyer and Crowe are instructed to undertake the conveyancing and a typical cost breakdown can readily be provided on request.
This simple and appealing proposition negates the need to find considerable upfront costs and is proving to be extremely popular.
Solution 2
If you wish to have the freedom to use a preferred company to carry out your conveyancing or address the issue of selecting a legal representative at a later date, we are able to commission a HIP, including an EPC, via the National Association of Estate Agents HIP providers at a very competitive cost with a choice of payment options. We can also put you in touch with other, carefully selected HIP providers if appropriate. A quote can readily be provided on request.
