Owen Lyons has experience in handling land with or without planning permission, as well as with properties that have development potential. Utilising our extensive industry knowledge, we can determine the potential of land or properties with development potential and can advise you on the best course of action to take.
At present, we are actively searching for land and property with development potential and welcome the opportunity to carry out a free inspection. Through our registered contacts and pro-active marketing we have the skills and ability to realise the development potential of land and properties.
Land Valuation
Developers
Over the years we have successfully worked with developers from large corporations to the one man band developers. We can provide valuations from drawings or schemes to determine a realistic Gross Development Value, which is crucial to any successful project.
Planning
We have contacts with local architects who are used to working with local authorities who can look at proposed schemes and advise appropriate changes to ensure planning requirements are met.
Legal
Most developers will already have solicitors in place, however if not we can recommend local solicitors experienced in dealing with plots and planning projects. We will work closely with the legal representatives throughout the transaction.

Sandford Court, Springfield, Chelmsford
An example of one of our local Developments– Sandford Court
The Sandford Court development, which offers seven apartments, two maisonettes and two houses, is a first for Chelmsford. Possibly one of the most eco-friendly properties of this type in the country. We are proud to have been involved in this unique project from it’s inception to completion.
The project began with one house for sale on Sandford road, with a large plot. The potential was realised by selling the neighbouring property as well to a Land Development Company. Outline planning was obtained, and the plot was successfully marketed through Owen Lyons. Local house builder, Alec Oakley Limited, purchased the plot and decided to design and build the ECO homes that form the Sandford Court development.
The ten properties at Sandford Court, have been built utilising some of the most innovative products and techniques in the world, producing high quality energy efficient homes. Owen Lyons have successfully sold and let these property, working closely with Alec Oakley over the years.
Jeffrey Road, Great Baddow, Chelmsford
This plot was originally part of a wide garden of a semi detached property which we had let and managed.
The plot was split into two, and an end of terraced property built, which included a good length garden as well as ample off road parking.
This property completed in January 2017.
We are now working with these developers on other projects.
