Safe Agent Fully Endorsed (SAFE) – is a mark denoting firms that protect landlords and tenants money through client money protection schemes. From 27 May 2015, under the requirements set out in the Consumer Rights Act, it became compulsory for all agents to display in their offices and on their websites whether or not they are part of a Client Money Protection Scheme. We have an extensive marketing tool box, and can offer two office locations, local press and media, property portals, social media, our own website as well as a database of proceedable tenants. Being open 7 days a week and offering late appointments, we are committed to ensure we don’t miss your ideal tenant. We take care in ensuring we understand the type of tenant, whether pets are allowed etc, so we can secure a suitable tenant for you. Timescales are also a significant factor as there may be an outgoing tenant or the property may be vacant. We will ensure any void period is kept to a minimum to protect your investment.

We can offer a tenant find only service, which will include full marketing of your property.

This service includes securing a suitable tenant, carrying out full referencing, producing a tenancy agreement, and ensuring all required documents are available, including gas certificates and smoke/ CO2 alarm check sheets. We prepare everything needed to the point of check in and then hand over to the landlord.
We can offer other services for extra charge, such as deposit registration, tenant evict cover, inventory.
Rent Collection
For a small monthly outlay we offer a rent collection service which can include a rental guarantee.

With this service we monitor the rent payments, produce monthly invoices, keep an audit trail of rent. If the tenant falls behind we have a procedure for chasing for the rent, keeping strict records of actions. If the rent guarantee is required we will have the appropriate audit trail in place to enable recovery of the rent. With this service we will normally hold and register the deposit.

This comprehensive service includes everything from the tenant find and rent collection. In addition we take over the management of your property, including regular inspections, advising tenants where necessary, dealing with maintenance issues, liaising between tenant and contractors, ensuring issues are resolved. We hold the deposit, ensure all required certification is required for items such as gas, smoke & CO2 detector, fire regulations etc. If the tenant fails to pay the rent, we manage the process of recovery, with any court costs covered by the rental guarantee. As a Landlord you can sit back and enjoy your investment.
